IBC 504 / 506 · Height & area
Occupancy group plus construction type sets how tall and how big a building can be. Here is how Tables 504.3, 504.4 and 506.2 work, with the frontage increase and a worked example.

Every IBC building is sized by two decisions on the code sheet: the occupancy group (what people do inside — business, mercantile, storage, residential and so on) and the construction type (IA through VB, from fully rated noncombustible to unrated combustible). Table 601 sets the fire-resistance ratings each type demands; Tables 504.3, 504.4 and 506.2 then say how tall, how many stories and how much area per story that combination can reach.
Sprinklers and frontage. Sprinklered rows (S, S1, SM, and S13R for some residential groups) carry higher numbers than the NS row — that is the sprinkler increase, built into the tables. Area can grow further with the frontage increase in Section 506.3 when enough of the perimeter faces a street or open space at least 20 feet wide.
Worked example. A one-story Type VB business building, not sprinklered, reads 9,000 sq ft from the Table 506.2 NS row. With half its perimeter on a 30 ft open space, the frontage factor is 0.25, so allowable area is 9,000 + 2,250 = 11,250 sq ft — enough for a 10,000 sq ft footprint.

Identify the occupancy group and construction type, pick the sprinkler sub-row (NS, S1, SM or S13R), read the tabular area from Table 506.2, then add any frontage increase from Section 506.3 using the 506.2 equations. Tables are free to read at codes.iccsafe.org.
Both are sprinklered throughout with an NFPA 13 system. S1 applies to a building one story above grade plane; SM applies to a building with more than one story above grade plane, and the per-story value is generally lower.
If at least a quarter of the building perimeter faces a public way or open space at least 20 feet wide, a frontage factor is calculated from the fraction of perimeter that qualifies and the width of the open space. That factor multiplies the nonsprinklered tabular area and the result is added to the allowable area.
Not since the 2015 IBC. The tables carry separate sprinklered rows, so you read the sprinklered value directly rather than adding a percentage.
